Why is the property so cheap?
We purchase real property for Cash and/or in large volume at discounted rates so we can sell to you at wholesale prices.

Does the property have utilities?
Check the listing details for specifics.  Many of our rural properties we represent do not have utilities.  They’re perfect for a solar or wind-powered “green getaway”.

Are mineral rights included?
Unless stated in the listing Mineral rights are not included.

Can I raise crops or animals on the property?
Most likely, yes. Please check with the county regarding permitted property use.

Does the land perc?
We are not sure on most of our properties. You can go perc test any of our land before you buy it.

May I put a trailer (or other structure) on the land?
Have to defer to the local zoning rules. It’s most likely not a problem but check first before you put anything on the property.

How much are property taxes?
Check the listing details for specifics.  The property taxes will vary from parcel to parcel.  The recent taxes should be included in each listing.  We recommend verifying directly with the county in which the parcel is located.

Are there back taxes or liens associated with the property?
Unless otherwise stated, all of our properties are free, clear and current at the time of conveyance. Please check the tax section in each listing for specifics.

ABOUT THE PROCESS

Do I need an attorney or real estate agent?
We’ve simplified the buying process with straightforward, easy-to-read contracts. Of course, we encourage you to hire a professional if you think it’s necessary but we’ve done our best to make the process easy for anyone to understand.

May I tour the property before I buy it?
Yes, please do. Each property is unique. Some require 4-wheel drive and GPS to locate while others have “drive right up” access. If you’ll call us in advance, we can tell you if anyone is currently looking or has purchased the property.

How does the sale process work?

  • Complete your due diligence (research) to confirm the land suits your needs.
  • Stake your claim to the property by submitting your payment via the listing’s Purchase or Financing (when available) tab.
  • Depending on the location of the property and the terms of the sale (Cash Purchase or Financing) there may be additional paperwork required to complete the transaction. If so we will be in touch with forms and instructions.
  • Once the purchase price is paid-in-full (and clears) we will prepare an acceptable high-quality notarized deed to officially transfer ownership. The new Deed in your name will be sent to the County for recording.  Depending on their efficiency, the county can take several days to a week(s) to record and stamp the deed before forwarding it to you.  We will communicate with you throughout the process.

Will you take payments?
Check the property listing…on the top right-hand side will be two tabs: a ‘Purchase’ tab and either a ‘No Financing’ orFinancing’ tab.  If financing is available the initial payment is fixed.   However, if you wish to tweak the future payment amount or number of payments in the listing give us a call and we’ll try to tailor a plan for your situation.  When the price is paid in full we will grant you the property with a deed.

How do I apply for your financing?
If Financing is available (check the listing) there are no credit checks.  If you can make the initial payment and the subsequent monthly payments you are already pre-approved.

Can we use a Title Company to close?
The cost of using a Title company is NOT included in the purchase price; the process is simple, straightforward and can be easily handled without a third party.  However, if you will pay for it we will gladly work with a Title company to complete the sale.

Is Title Insurance available?
Check the listing for details.  Our wholesale pricing model does NOT generally include title insurance.  However, we will be more than happy to order it on your behalf at your expense.

How should I title the property?
There are many ways to hold property.  It is fine to own real property in your own name.  Just be aware that when you pass on your heirs (survivors) may incur significant fees just to get the property in their name.  If you title your property to outlive you then your heirs may be able to skip most of the transfer fees and paperwork. While we are not lawyers and you should check with an attorney for your specific situation, the most common way we see to handle this is to add your heirs name followed by “Joint Tenants with Right of Survivorship”

Can I buy land in my child’s name?
Yes, one of the nice things about transferring land in the U.S. is that the buyer does not have to sign the deed. The Seller signs as the Grantor granting the property to the Grantee or receiver of the grant. A Child not of age to sign legally binding contracts does not need to sign to receive or take ownership of the property. They may have a difficult time selling the property until they are of age.

If I am not in the US may I still buy land from you?
Yes, American land can be bought by anyone who is not subject to American trade restrictions.
